The maximum number of people allowed per night is 13. Overloading will result in eviction without refund of any kind.

Renter must be over 25 years of age.

The Lodge provides pillows, bedspreads, sheets, towels, and blankets sufficient for each bed. Towels provided are for interior use only. Please bring your own towels for the river/exterior usage.

Long distance phone calls are blocked on the telephone. You are responsible for all long distance phone calls. The house phone number is 276-236-9524. Unfortunately, at this time, Internet access is simply not available at the house.

Paper products (including toilet paper) and soap are not provided.

Pets are not allowed. Any guest who is found to have a pet on the premises will be asked to vacate without any refund.

Smoking is not permitted. Evidence of smoking will result in immediate termination of the Agreement without any refund.

House parties are not permitted and will result in termination of occupancy with no refund. A wedding or other function must be approved in writing at the time of the reservation.

Fireplaces are not operable.

No firepits or burning activities allowed.

If house maintenance or service is required, representatives of the Lodge will notify the Renter of such necessity and may enter the premises.

Final rental payment is due thirty (30) days prior to check-in and may be a personal check. A $25 service charge will be made for any returned check. Any reservation not paid in full 30 days in advance will be cancelled. A reservation made in less than 30 days of occupancy will require a certified check or money order for the total amount.

The Lodge reserves the right to make changes in the rental rate due to errors in quoting or printing.

The security deposit will be returned thirty (30) days after the check-in date. Refunds will not be given for breakdowns of appliances or heat/air conditioning. Nor will refunds be given for inclement weather or other conditions beyond our control. I, the Renter, understand that I must leave the Lodge clean and in good order as specified in the Departure Instructions (provided at check-in). If not, an extra cleaning charge may be assessed and deducted from the security deposit. It is my responsibility to report any noted previous damage within 24 hours of check-in or I could be held responsible. I, the Renter, agree to be responsible for damages during my stay, which are in excess of the security deposit due to loss, breakage, damage or extraordinary cleaning. The determination of charges by the Lodge will be final.
